Buying a home is one of the biggest financial decisions you will make, so it pays to make an informed decision. I will assist you with the entire home buying process from the moment you decide to buy your home to the moment you move into your new home!

Why work with me? My only goal is to help you successfully finance your home
I will assist you in every step of the home buying process by:

  • explaining the various mortgage products available to you and provide you advice on the product best suited for your financial circumstances;
  • advising you on the documentation you must provide to obtain a mortgage approval;
  • customizing your mortgage options to make sure your mortgage works for you;
  • and explaining all the costs that exist over and above your down payment.

Here are several key points to keep in mind as you start the home-buying process:

  • Know what you can afford;
  • Get a rate guarantee of up to four months;
  • Ensure all credit approval documentation are in place sooner than later including documentation required for different income types i.e. salaried vs. self-employed;
  • Open vs. closed mortgage, fixed rate vs. variable rate mortgage / Conventional vs. high-ratio mortgage
  • Length of repayment (amortization) - up to 30 yrs
  • Your mortgage term - from 6 months to 10 years
  • Other costs you need to consider such as legal fees, land transfer tax, survey, title insurance, fire insurance, home inspection and HST

Put together your Home Buying Team

It helps to organize your home buying team of professionals to assist you with the process at the start. Your home buying team includes myself, your Realtor, a home inspector, a lawyer or notary and an insurance agent.

1. A licensed real estate agent. Don't try to go it alone. While many of you browse the Internet for homes, then contact the listing agent, who works for the seller, it can be an all-consuming task, especially when you have other obligations like a job or children. You'll save time by working with your own Realtor, who gets paid by the seller, but you’ll also benefit from their expertise and knowledge of the local housing market to find the best matches for you.

2. An experienced real estate lawyer. You need a lawyer to complete a real estate transaction. A real estate lawyer ensures your paperwork is correct and that the transaction is complete. They will review the contract and mortgage documents, conduct a title search, purchase title insurance on your behalf, register the property in your name, get signatures, prepare a Statement of Adjustments that shows the amount you will pay in closing costs, and collect and disburse fees.

3. A professional home inspector. I’m sure you’ve heard the horror stories about homeowners moving into their dream home and discovering that all is not what it seemed.  An experienced home inspector can help you avoid this nightmare. It might seem like a waste of money to pay for a home inspection for a newly-constructed home, but you might consider getting an inspection a few months before  the expiration of the New Home Warranty.  Better safe than sorry.

4. The Insurance Agent.  Lenders will require you to have fire insurance.  An insurance agent will help you find the best coverage and the best price.

5. A Financial Planner. You might consider having a financial planner or a wealth management advisor on your team. A planner can help you balance what you want most with what you want at the moment, helping you understand how buying a home might fit with other priorities. A planner can help you put together a financial plan and show you how real estate can become a key part of that plan, depending on your goals.

6. A Mortgage Professional. I mention this last, but it could be listed first. There are so many reasons why. First, you need to know how much mortgage you can afford so your Realtor knows how much house you can buy. Second, you’ll save time and money. We know the lending landscape and have access to a variety of lenders to find the right fit for your needs, and we can negotiate rates and terms that work for you.

Our job isn't done until your closing date goes smoothly. We'll help ensure your mortgage transaction takes place on time and to your satisfaction. And we are with you for the life of your mortgage.

So, don’t be afraid to build your home-buying dream team, their knowledge and trust are your most valuable assets.

I would be more than happy to refer some trusted partners at any time.

Call me today to get started. Together we can review your options and create a mortgage financing plan that works for you.
